Overall Condition is good,
Cover is rough -
Records are Very Good  - with few if any scratches.
Book has a broken spine,
All pages are complete,
attached to the front cover,
and in very good condition.
Last page has a fold at the spine (hard to see in photo),
and a minor tear at the bottom of the page (see photo with arrow).

Measures 7 1/2" x 7 1/4".
These items have been part of my family estate for decades;
